Rupee loans to NRIs cannot be used for the business of chit funds, agricultural or plantation activities, real estate business, construction of farmhouses, trading in transferable development rights, or on-lending. Repayment can be made from abroad through banking channels, from NRE, FCNR(B) or NRO accounts, or from rental income in India. Lenders decide eligibility. NRI home loan questions

Can I get a home loan without visiting India?

Yes, in most cases. You complete the application and income documents from abroad, and sign a power of attorney in favour of someone in India who can sign the loan and property documents for you. The power of attorney is usually attested at an Indian mission or apostilled, depending on the lender and the state, and then stamped in India. Many lenders accept video KYC. In Singapore and Dubai we pick up your documents and arrange attestation. Lender policies vary, and a few require the borrower to sign certain documents personally.

Does my overseas credit history count?

Indian lenders mainly check Indian credit bureau records, such as CIBIL, using your PAN. If you have little or no Indian credit history, many lenders also ask for a credit report from your country of residence (for example from Experian or Equifax in the UK, a FICO-based report in the US, Credit Bureau Singapore, or Al Etihad Credit Bureau in the UAE), plus bank statements showing salary credits and existing loans. A clean overseas record helps, but how much weight it carries is lender policy. Existing EMIs, in India or abroad, reduce how much you can borrow.

Can I prepay or close the loan early?

Yes. You can usually make part-prepayments or close the loan early. For floating-rate loans to individuals for non-business purposes, sanctioned or renewed on or after 1 January 2026, RBI rules do not allow regulated lenders to charge prepayment penalties. For fixed-rate loans, lenders may charge a prepayment fee of [X%], as set out in your Key Fact Statement and loan agreement. Prepayments from abroad must come through banking channels or your NRE, FCNR(B) or NRO account. Check your sanction letter for any minimum prepayment amount or notice period.

What happens if I move back to India?

Your loan continues; you do not need to repay it because you have returned. Tell your lender in writing that your residential status has changed. The lender will update your records, and may re-check your income and documents, and possibly revise the rate to its resident pricing. You will need to redesignate NRE and NRO accounts as resident accounts and switch your EMI mandate to an account you can keep. Our guide "Moving back to India: what changes" explains the steps.

Can I claim tax benefits as an NRI?

If you have taxable income in India, such as rent from the property, you may be able to claim deductions for home loan interest and, in some cases, principal repayment, subject to limits, conditions and the tax regime you choose. Deductions only help if you file an Indian tax return and have Indian income to set them against. Tax law changed with the Income-tax Act, 2025 from April 2026, so section numbers and limits may differ from older articles. Please take advice from a tax professional on your situation.
